Things to Consider When Evaluating a Contractor Choosing the right contractor is critical in ensuring that your project will be completed on time , on budget, and to your satisfaction. Here are some things to consider and questions to ask. · Is this an established business, can the contractor provide trade references with local banks and businesses? · Is the business insured? Ask for a certificate of insurance showing proof of Workers Compensation and Liability Insurances. · Does the business pay their taxes? Do they have State and Federal Tax ID’s? · Can the contractor provide you with a list of clients that you can speak with about their experiences working with this contractor? · Can the contractor show you examples of other jobs he has completed that are in the same relative scope as your project? · Does the contractor plan to pull a building permit before starting work? · What are the payment terms, and are they structured so the payments track with the percentage of work complete? · How much of the work will be sub contracted and who are the sub contractors and what are their credentials? · Is the work guaranteed? · Are all the materials that will be used spelled out in detail so you know what is being provided? · Are drawings or sketches provided? · Is a schedule provided with anticipated start and finish dates? · Will the owner be on site every day? · How will scrap and demolition debris be disposed of?
